Ovaro Kiinteistösijoitus Oyj and Esperi Care Oy have signed a preliminary agreement for a long-term lease and the construction of a new care home in Hervanta, Tampere. The planned facility will provide 24-hour assisted living services for elderly individuals and those recovering from mental health challenges. The total investment for the project is estimated to be approximately 15 million euros.
The project is contingent upon securing building permits and financing, with construction targeted to begin in 2025. The definitive lease agreement will be signed once the conditions of the preliminary agreement are met.
Ovaro acquired the asset, Hermia 2 office property, in Hervanta in 2022 for 8 million euros. This property, located at Hermiankatu 12, has approximately 7,000 square meters of unused building rights. The seller of the property was a fund managed by Niam.
Hervanta, known as a vibrant and relatively modern district within Tampere, is home to a diverse population and features a mix of residential, commercial, and educational facilities.
