Senaatti Launches Sale of Office Properties in Helsinki’s Kruununhaka District

Senaatti-kiinteistöt, the real estate agency managing the Finnish government’s property assets, has initiated the sale of two centrally located office properties in the Kruununhaka district of Helsinki. The sale includes the property at Mariankatu 9 and a designated section of the plot at Mariankatu 11.

The location is just a short walking distance from the Central Business District, near the Senate Square and the Presidential Palace—making it an attractive site for redevelopment.

The property at Mariankatu 9 features an office building completed in 1960 with a total lettable area of approximately 6,800 square meters. Adjacent to it, the site at Mariankatu 11 includes a culturally and historically valuable building originally constructed as a school in 1877. This building offers around 1,800 square meters of lettable space.

Senaatti-kiinteistöt is seeking to identify a buyer through a competitive tender process. The transaction may proceed either as a direct property sale or through a preliminary agreement subject to zoning changes. In the latter case, the buyer would collaborate with Senaatti and the City of Helsinki on a joint planning initiative to modify the current zoning regulations.

“We see strong development potential in these properties. Future uses could include a hotel, offices, or residential functions. Additionally, the courtyard area at Mariankatu 11 has been identified as a possible site for infill development,” commented Jenna Kiukkonen of Senaatti-kiinteistöt.

Currently, parts of the premises are occupied by the Ministry of Agriculture and Forestry and the Ministry of Finance. While Senaatti has not publicly confirmed the future tenancy of these government agencies, it is widely expected that the buildings will be vacated and the ministries’ functions relocated.

Indicative bids for the properties are due by June 16, 2025.
