Colony Acquires Prime Office Property at Fabianinkatu 9 in Helsinki

Colony, a green hybrid office company co-managed by Altaal and Avant Capital Partners, has acquired the office property at Fabianinkatu 9 in Helsinki’s Kaartinkaupunki district. The transaction, finalized at the end of 2024, marks Colony’s latest investment in Helsinki’s prime office market. The property, located on the edge of Kasarmitori Square, offers a lettable area of 7,600 square meters.

The seller was KanAm Grund Group’s open-ended fund, with CBRE and Nordanö acting as advisors in the transaction. KanAm acquired the asset during a peak in the office market in 2022. The building’s anchor tenant, since 2020, has been Krogerus, a top-tier law firm occupying more than 70% of the space.

Originally constructed in the 1960s as the headquarters for Kaukomarkkina Oy, the property underwent a comprehensive refurbishment during Genesta’s holding period after it was acquired by the GNRE Fund II in 2016. Following the renovation, the building achieved BREEAM In-Use certification at the Excellent level in 2021, reflecting its high standards of sustainability and operational efficiency.

Fabianinkatu 9 also features ground-floor retail tenants, including the Finnish alcohol retailer Alko and the Lebanese restaurant Farouge, further enhancing its appeal as a multifunctional property.

Colony’s acquisition of Fabianinkatu 9 aligns with its vision of creating a green hybrid office portfolio. This latest investment underscores the company’s commitment to sustainable and high-quality office spaces in established business hubs.
