Nrep Launches €100M Hybrid Housing and Care Home Project in Helsinki

Nrep, part of Urban Partners, is set to develop a new residential project in Helsinki, Finland, integrating build-to-rent housing with care homes.

A fund managed by Nrep (NSF V) has acquired a plot in Herttoniemi, Helsinki, and secured planning permission for the €100 million development. The project will feature 425 rental apartments and 108 care homes across four buildings, spanning 27,500 m². Construction is scheduled to begin in autumn 2025, with completion targeted for 2028. Esperi will serve as the care services provider for the project, ensuring high-quality care for the elderly residents.

The modern complex is designed to enhance residents’ quality of life, with well-planned apartments maximizing natural light, most featuring private balconies. Shared amenities include a gym, saunas, a lounge, and a large green courtyard promoting community engagement and well-being.

Sustainability is a key focus, with the buildings equipped with solar panels, geothermal heating, and eco-friendly materials such as low-emission green concrete and steel. The project aims for energy class A and the highest LEED Platinum certification.

Ideally located near Herttoniemi metro station and Hertsi shopping center, the development offers easy access to essential services and recreational areas.

Arco is the appointed architect, while Lujatalo Oy will serve as the contractor.
