
The joint venture between European Property Investors Special Opportunities 6 SCSp (EPISO 6), a fund managed by Tristan Capital Partners, and Catella Asset Management Oy (Catella AM) has completed its fourth investment in Finland. The latest acquisition is a temperature-controlled logistics center located at Orionintie 18–22 in Espoo, with a total lettable area of approximately 21,000 square meters. The asset, primarily built between 1998 and 2010, is fully leased to Valio Aimo. Catella AM will be responsible for the asset management.
The seller in the transaction was Heino Group Oy.
Established in 2022, the EPISO 6 and Catella AM joint venture focuses on investing in light industrial and logistics properties in Finland’s key growth regions, primarily within the Helsinki metropolitan area, Turku, and Tampere. The strategy targets sale and leaseback deals, speculative development projects, and last-mile logistics assets. The minimum asset size is approximately 3,000 square meters.
The joint venture aims to build a property portfolio worth €160 million in the coming years. The newly acquired asset in Espoo supports this ambition by offering a strategically located and fully let property tailored for modern logistics needs.
